This roofing access project in Tottenham, North London forms part of an ongoing contract with a major social housing provider in the London Borough of Haringey. B-MAT Scaffolding has been appointed to deliver safe, compliant access solutions across multiple properties, helping our client keep homes watertight, well maintained and safe for residents.
For this particular property, we were instructed to provide roofers’ scaffolding to enable planned roof works to be carried out efficiently and safely. As with all projects on this framework, the scaffold was designed and erected to be fully TG21 compliant and installed in accordance with SG4 fall prevention guidelines, giving the roofing team a secure, stable and properly protected working environment.
Safety-Led Access for a Live Residential Environment
Working on occupied social housing requires a meticulous approach to health and safety. Our operatives arrived in full PPE including helmets, hi-vis vests, gloves and safety footwear, and followed strict traffic management and manual handling procedures around residents, visitors and parked vehicles.
Before erection began, our supervisor carried out a full site-specific risk assessment and toolbox talk, covering safe access routes, load zones and resident interface areas. Throughout the build, edge protection, properly braced lifts and secure access ladders were installed in line with industry best practice and manufacturer guidance.
Overcoming Access Challenges
This project presented a couple of familiar challenges for inner-London social housing sites:
- Limited parking and vehicle access – Positioning our 18-tonne scaffold lorry safely and legally in a busy residential street required careful planning and coordination with the client and local residents.
- Restricted material access to the rear – The rear elevation was only accessible by bringing materials through the property and working around a lower lean-to roof shelter in the garden.
Our experienced team worked closely with the housing provider and residents to plan a safe, low-disruption route through the property. Floors, walls and fixtures were protected with suitable coverings, and materials were carried in smaller, manageable loads to minimise impact and risk. At the rear, a tailored scaffold configuration was designed to overcome the lean-to roof while still providing a stable platform and maintaining safe clearances.
Compliant, On-Time and On Budget
Once erected, the scaffold provided the roofing contractor with clear, uninterrupted access to all required roof areas, allowing them to complete their works safely and efficiently. The scaffold will be inspected at appropriate intervals to ensure it remains safe, secure and compliant for the duration of the project.
Despite the access constraints and parking challenges, B-MAT Scaffolding delivered the installation on time and within budget, while maintaining the highest standards of safety and professionalism.
