Health & Safety–Led Scaffolding for Asbestos Fascia Replacement in Rayleigh, Essex

As part of a continuing Sanctuary Housing maintenance programme, B-MAT Scaffolding was appointed to provide a safe, compliant access solution to a further property on Hartford Close, Rayleigh, Essex. This installation supported the removal of asbestos-containing fascia boards and the installation of new guttering by licensed specialist contractors.
Projects involving asbestos require a heightened focus on health and safety, clear separation of activities, and close coordination between contractors. B-MAT Scaffolding worked alongside the appointed asbestos removal firm to ensure the scaffold design, access routes, and working platforms fully supported safe systems of work and compliance with all relevant legislation.
A fully boarded, TG21-compliant independent scaffold was erected to the required elevations, providing continuous, stable access along the fascia line. The scaffold allowed asbestos contractors to work from protected platforms, reducing the risk of uncontrolled disturbance and supporting methodical removal procedures.
Careful planning was undertaken prior to installation, including a site-specific risk assessment to identify resident access requirements, exclusion zones, and safe material handling routes. This ensured that asbestos works could be carried out efficiently while maintaining protection for residents, operatives, and the surrounding environment.

All scaffolding was installed and maintained by trained and competent operatives experienced in working on housing association properties and high-risk maintenance activities. Inspections were carried out on completion and at regular intervals to ensure the scaffold remained safe, stable, and compliant throughout the asbestos removal and replacement works.
Installation and dismantling were carefully coordinated with the asbestos contractor’s programme, ensuring access was available exactly when required and removed promptly once works were completed. This approach supported efficient delivery of the wider maintenance scheme while minimising disruption to residents.
