Scaffolding for Asbestos Fascia Replacement & New Guttering for Sanctuary Housing in Rayleigh, Essex

B-MAT Scaffolding was appointed under a Sanctuary Housing contract to provide safe, compliant access scaffolding for the replacement of old asbestos fascia boards and the installation of new guttering to multiple properties on Hartford Close in Rayleigh, Essex, within the Southend area.
This project formed part of a planned housing association maintenance programme, requiring consistent, reliable scaffolding solutions across a number of occupied residential properties. The works involved high-risk materials and therefore demanded a strong emphasis on safety, coordination, and compliance at every stage.
B-MAT Scaffolding designed and erected fully boarded, TG21-compliant independent scaffolds to the required elevations, providing continuous access along the fascia and gutter lines. This enabled licensed contractors to safely remove and replace the existing asbestos fascias and install new rainwater systems efficiently and without unnecessary delays.
Working within a live residential environment, particular care was taken to protect residents, operatives, and the surrounding areas. Scaffold layouts were planned to maintain clear access routes, minimise disruption, and provide a secure working environment for specialist contractors carrying out the removal works.
All scaffolding was erected by trained and qualified operatives in accordance with TG21 guidance and SG4 working-at-height principles. Fully boarded platforms, double guardrails, toe boards, and secure access points were provided as standard to ensure effective fall prevention and safe movement at height.
In line with housing association requirements, the scaffolds were subject to regular statutory inspections to ensure they remained safe, stable, and compliant throughout the duration of the works. Installation, adaptation, and dismantling were all carried out in line with agreed programmes, supporting efficient delivery of the wider maintenance contract.
