Designed Temporary Roof System for Full Roof Renewal in Portman Square, Mayfair, Central London

B-MAT Scaffolding was appointed to deliver a highly complex designed temporary roof solution at a large office building in Portman Square, Mayfair, Central London. This challenging project required an engineered scaffold and roofing system that would allow a complete roof renewal to be undertaken while minimising disruption to penthouse apartments located directly below.
The project involved extensive consultation and coordination between B-MAT Scaffolding, our regular client, appointed building surveyors, and our scaffold engineer. Due to the awkward nature of the site and the sensitivity of the occupied spaces beneath, a standard temporary roof solution was not suitable. Multiple design iterations were explored to ensure the final solution met structural, weatherproofing, and access requirements.
Following this detailed planning phase, a fully designed scaffold structure incorporating a Layer temporary roofing system was approved and installed. The temporary roof provided a robust, watertight covering to protect the building while allowing uninterrupted roof replacement works to proceed beneath.
The temporary roof system spanned an area of approximately 45m x 50m, covering the full extent of the office building roof. Careful consideration was given to load paths, fixing locations, and wind loading to ensure the structure remained stable and secure throughout the duration of the works in this exposed Central London location.
A key objective of the project was to minimise disruption to the penthouse apartments below. The scaffold and temporary roof were designed to reduce noise, vibration, and visual impact wherever possible, while maintaining full protection from the elements. This allowed occupants to remain in situ while the roof renewal works were carried out safely above.
All scaffolding and temporary roofing works were installed by trained and competent operatives in line with TG21 guidance, SG4 safe working at height principles, and the engineered design documentation. Regular inspections were carried out to ensure the system remained safe, stable, and fully compliant for the duration of the project.
Installation and dismantling were carefully programmed in coordination with the wider construction schedule, ensuring the temporary roof was in place exactly when required and removed efficiently once the roof renewal works were complete.
