B-MAT specialises in commercial scaffolding for contractors, developers, housing associations and property managers. Schools, hospitals, social housing, retail units, industrial buildings and large residential blocks are our normal week.
Commercial work demands more than putting a scaffold up. It means understanding lease obligations, occupier safety, insurance requirements, permits and programme constraints — and being able to talk to surveyors, facilities managers and project teams without needing everything explained twice.
Our accreditations are the practical part of that. CHAS covers the health and safety assessment; Constructionline Gold covers supplier verification. Between them they take most of the onboarding paperwork off your desk.
What the service covers
Every commercial job starts with a proper survey. We look at access routes, loading restrictions, public interfaces, fire escape routes and the condition of the building before we propose anything. That is what lets us design a scaffold that works with your programme instead of blocking your entrances and service yards.
Complex or heavily loaded structures get a formal scaffold design with drawings and calculations. Loadings, ties, bracing and foundations are worked out for your specific works, whether that is façade repairs, a roof replacement or heavy material storage at height.
Method statements, risk assessments, handover certificates and inspection reports are produced promptly and shared with project teams, auditors and insurers whenever they are needed. CHAS and Constructionline Gold accreditation means most of the pre-qualification is already done.
A lot of our work is on buildings that stay open. Shops keep trading, residents stay in their flats, pupils stay in school. That means gantries and fans to protect the public, hoarding and lighting where people pass, and phasing that keeps entrances and fire routes clear.
Commercial projects involve a lot of people. We work to principal contractors' programmes alongside roofing and cladding teams, M&E contractors and façade specialists, so the scaffold is ready when it is needed, adapted efficiently, and struck on time.
Storm damage, impact, a façade that has started to fail. We are used to working with surveyors and loss adjusters to get controlled access up quickly for investigation and temporary works, then rolling into longer-term scaffolding as the repair scheme develops.

Yes, and most of our commercial work is exactly that. Offices, retail parades, residential blocks, schools and hospitals all stay in use while we work. We plan the scaffold around entrances, fire escape routes and service yards, add gantries and fans where the public pass underneath, and phase the erection so the building keeps functioning.
As standard. Method statements, risk assessments, insurance certificates, handover certificates and inspection reports are all produced for the job and available whenever your project team, auditor or insurer asks for them. Our CHAS and Constructionline Gold accreditations cover most pre-qualification too.
Regularly. We build to the temporary works designer's drawing where one is appointed, and feed back what is practical on site. Where there is no designer, we arrange the scaffold design ourselves and hand over the drawings, calculations and method statement with the job.
Yes. We do phased work for housing providers and councils, moving scaffold block by block or in runs of properties so it goes up ahead of the trades and comes down behind them. Named clients in our own project records include Sanctuary Housing Group and Haringey Council.
